Monuments and missions
Often, you are faced with questions like: keep the 1780 carpentry in sight or go back to the original building walls that date from 1675? Are the monumental items compatible with the new features inside the building? For these kind of assignments we find solutions. Our work is designing, innovative, refreshing and we take the historical developed situation into account. Old and new blend in harmoniously. We find a balance between historic building and historic values of the property and the demands of the client. In architecture the goal should determine the execution. The goal is to build well.
Involved from start to finish
Once we get started, we do much of the work ourselves. We take care of the first exploratory meetings, building permit, specifictaions, tender up to overseeing the execution of the work. This enables us to monitor quality and costs throughout the construction process.
ARCHITECTENBUREAU VROOM: OUR WAY OF DOING
Vroom architects is specialized in restoration and renovation of old – mostly listed monumental – buildings.
In addition to restoring and highlighting monumental aspects, our main goal is that the project will be adapted to new needs in close consultation with the clients, and the authorities concerned. We aim to use the best possibilities within a design, in which we translate the wishes of the clients, taking into account the requirements of the monuments (in the case of a listed building), building regulations (related the license application) and the finally the implementation by a contractor. Only the result will count.
Our activities are divided into four phases:
Phase 1: Existing Condition + Preliminary Design
In this phase the needed research will be done on the basis of existing and old drawings, archives, photographs, as possibly provided in archives. Based on measuring the building, we will assess the current situation and set up drawing. The drawing of the existing state includes plans for all levels, the elevations and cross- sections. These drawings form an important basis for all subsequent stages, because this forms the basics on which the design and its dimensions will be designed.
To create a preliminary design, first a program of requirements will be prepared in consultation. Subsequently we examine how all the required spaces and functions optimally fit into the existing building. In this phase the larger structure and design is fixed. In the next stages we will continuously zoom in to get specified all the issues.
Phase 2: Final Design (including license).
In the second phase and the final plan is worked out and developed, and will be submitted for the building application. A regular building permit lasts 8 weeks. A monument or an application for derogating from the zoning applies the extensive procedure of maximum 26 weeks. The application for an environmental permit follows the national regulations. The fee for the license vary by municipality, following the local municipal fees regulation.
Stage 3: Construction Preparation + Price & Contract Formation
As soon as the application has been submitted, the third stage can be started with. The plan is developed in this specification phase in detail. The specifications book, the accompanying drawings and appendices describes the building instructions as detailed as possible. This ranges for example from an overview of all the plumbing, how to complete in detail the finishing of interiors, such as floors, walls and ceilings, details of the main connections, plaster, carpentry (mantelpieces, window frames, wooden finishes and the like).
With regard to the choice of a contractor, there are several options. Based on the specifications documents a number of contractors can be invited to take part in a tender, these parties each tender with a price. A contractor will be selected on price, quality or planning-options. It is also possible to invite one contractor to offer a price and with this contractor the plan can be further optimized in a construction team. However, the final contract documents shall consist of the documents from our office, any additional pieces of external consultants (such as engineering drawings or asbestos) and an open budget and planning of the contractor and the building permit.
Phase 4: Implementation
In the fourth phase the construction work will be supervised. In consultation can be determined how extensive this management will be done. At this stage, building management is of importance to achieve the desired quality, the progress and the costs. In general, captured during two weekly construction meetings, all the key findings and any changes will be reported in minutes. During the construction period we check and assess the quality, the progress and the offers of additional work. At the end the handover will take place: it is the final check of the construction work. If the assessment is to the discretion of both the client and the architect, it will be the moment the contractor has finished his work.
The purpose of the above information is to provide an image of our role as architects and our work per phase. Naturally, each project and each client are different: we are happy to make a custom made product. We also like to show you some of our projects, based on documents from the mentioned phases.
In 2008 at the request of the association of architects active in restoration (VAWR) we reviewed our quality system and passed inspection on all quality criteria for restoration firms set forth in the ‘Statement of Haarlem, December 2004’. We became the first firm in Amsterdam to be awarded GEAR certification, the joint accreditation for architects active in restoration. Our firm undergoes annual reviews to assess progress, expertise and interpretation of the monument preservation mission.

Wolbert Vroom, MSc Architect / director
With great pleasure Wolbert is working from the appropriate 17th-century setting on restorations and renovations of historic houses in and around Amsterdam. After studying Architecture in Delft, he started his own firm in 1988. In his leisure time, Wolbert Vroom enjoys old and rare architecture books.
Debby Heilker-Lamerigts MSc Project manager
Debby Heilker–Lamerigts works at Vroom since November 2008. She graduated in 1997 from the TU Delft, Faculty of Architecture. Debby has worked for 12 years at Van Schagen Architecten and completed the BMA course Restoration Techniques in 2010. Debby has built a beautiful portolio with special projects including the restorations of Singel 377, Herengracht 568, Tweede Weteringdwarsstraat 68 and more recently Zuster Constancelaantje 2 and Houtmankade 16.
Jan-Willem Kuipers MSc Project manager
Jan-Willem Kuipers is working at Vroom since January 2016. After receiving his BSc titel at the Hogeschool Utrecht (HU), he graduated in 2004 from the TU Delft Faculty of Architecture. Jan-Willem worked in architecture station Thijs Asselbergs, Meyer and Van Schooten Architects and eight years at Delfgou. At Vroom he works on restoration projects as a project manager/designer.
Matthew van Lint BSc Draftsman
Matthew van Lint works at Vroom since January 2013, first as a trainee and as off August 2013 as a draftsman. Matthew graduated in July 2014 at the Amsterdam University of Applied Sciences (AUAS/HvA), specialization Building Technology.
Matthijs Bos BSc Draftsman
Matthijs works at Vroom since March 2017 as draftsman following his intern at Vrooms office.
